Residential Exterior Painting

Exterior Painting That Holds Up to Pacific Northwest Weather

From siding and trim to doors and fascia, we prep it right and paint it to last through rain, sun, and the gray stretch in between.

No subcontractors.

No shortcuts.

Just our own crew doing the job the way it should be done.

Painting Prep

The Prep Is What Makes It Last

The Prep Is What Makes It Last

A coat of paint is only as good as what’s underneath it.

Peeling, cracking, bubbling, and early wear often trace back to prep work that was rushed or skipped altogether. Before we ever open a can of paint, we take care of the work most people won’t notice when the project is finished.

That can mean pressure washing, scraping away loose paint, sanding rough edges, patching damaged areas, caulking gaps, addressing minor wood or siding repairs, and priming bare or problem areas before the finish coats go on.

It’s not the glamorous part of exterior painting, but it’s one of the most important.

Good prep gives the new coating a solid surface to bond to and helps your exterior keep protecting your home season after season.

Not Sure If It’s Time to Paint?

Not Sure If It’s Time to Paint?

Sometimes it’s obvious. Paint is peeling off the siding, bare wood is showing, or the color has faded so much that the house doesn’t look like the same color anymore.

Other times, the signs are easier to miss.

Take a walk around your home and look for:

  • Peeling, flaking, or bubbling paint
  • Faded or uneven color
  • A chalky residue when you rub your hand across the siding
  • Cracked or separating caulk around windows, doors, and trim
  • Bare wood or exposed siding
  • Cracks or damage in painted surfaces
  • Trim or fascia beginning to show wear
  • Areas that stay damp or seem to deteriorate faster than the rest of the house
Time to Paint

Catching coating failure early can mean less repair work before repainting.

And if you’re not sure whether your home needs to be painted yet, ask us. We’ll take a look and tell you what needs attention now and what can reasonably wait.

Exterior Painting Isn’t Just a Summer Job

A lot of homeowners assume exterior painting in the Pacific Northwest is limited to July, August, and maybe a little bit of September.

That’s not necessarily true.

Today’s exterior coatings give us a much wider working season, provided the temperature, surface conditions, moisture, and forecast are appropriate for the product we’re using.

That’s why we don’t paint by the calendar. We paint by the conditions.

Cooler weather can actually offer advantages because paint may stay workable longer instead of drying too quickly in summer heat. What matters is choosing the right product and making sure the conditions are right for proper application and curing.

When conditions aren’t right, we wait. When they are, we keep your project moving.

That means your exterior painting project may not have to compete for the same short summer window everyone else is trying to book.

What We Paint

  • Wood siding

  • Fiber Cement siding

  • Composite siding

  • Trim

  • Fascia

  • Soffits

  • Exterior doors

  • Garage doors

  • Shutters

  • Railings

Preparation May Include

Depending on the condition of your home, preparation may include:

  • Pressure washing and surface cleaning
  • Scraping loose or failing paint
  • Sanding rough or peeling areas
  • Caulking gaps and joints where appropriate
  • Patching damaged areas
  • Minor wood or siding repairs
  • Spot priming bare areas
  • Additional priming when needed for the surface or coating system
  • Masking and protecting windows, landscaping, concrete, roofing, and other surfaces that shouldn’t be painted

We don’t believe in a spray-and-go paint job. The preparation is part of the job, not an optional extra.

Our Crew, Not Subcontractors

Exterior painting means having a crew working around your home for days at a time. You should know who you’re trusting to be there.

At Under The Sun Construction, the people working on your home are our employees, not a rotating group of subcontractors.

Our crew is trained to our standards and Shawn stays personally involved in making sure the work meets them. That gives us more control over the quality of the work, the way your property is treated, and what gets handed back to you when we’re finished.

  • Employed crew, not subcontractors
  • Owner involvement and quality oversight
  • Licensed in both Oregon and Washington
  • Bonded and insured
  • Clear estimates before work begins
  • No surprise charges halfway through the project

The crew doing the work represents our name, so we treat it that way.

Here’s How It Works

1. We Talk It Through

We start by looking at your home’s exterior, checking the condition of the existing coating and surfaces, and talking about what you want to accomplish.

We’ll answer your questions, discuss colors and finishes, and point out areas that may need extra attention before painting begins.

2. You Get an Honest Estimate

We’ll explain what’s involved in your particular project, including the preparation and painting required, so you understand what you’re paying for before work begins.

No vague promises and no surprise additions halfway through the job.

3. We Do the Prep Right

We clean and prepare the surfaces, address loose or failing paint, complete the necessary patching and repairs, sand where needed, caulk appropriate areas, and prime surfaces that require it.

This is the unglamorous part of exterior painting.

It’s also the part that helps determine how well the finished paint job performs.

4. We Paint When Conditions Are Right

We use the appropriate coating system for your home and keep an eye on temperature, surface moisture, and the forecast throughout the project.

Pacific Northwest weather doesn’t always follow the calendar, so neither do we. We work when conditions allow the coating to be properly applied and cured.

5. We Finish the Job Right

When the painting is complete, we inspect the work, take care of final details, clean up the jobsite, and walk through the finished project with you.

We don’t consider the project finished until we’ve looked at it with you.

Ready to Protect and Refresh Your Home?

Exterior paint changes the way your house looks, but it does more than that. A properly prepared and painted exterior helps protect the surfaces underneath from the weather they’re exposed to year after year.

Give us a call or send us a message. We’ll take a look at your home, talk through what the project needs, and give you an honest estimate for the work.

No pressure. No surprises.

Exterior Painting FAQs

There isn’t one schedule that works for every home.

How long exterior paint lasts depends on the siding material, previous preparation, quality of the coating, exposure to sun and moisture, surrounding trees and vegetation, and which side of the house you’re looking at.

Instead of relying only on the age of the last paint job, look for signs such as fading, chalking, peeling, cracked caulk, exposed surfaces, and areas where the coating is beginning to fail.

If you’re unsure, we can take a look and tell you whether it’s time to repaint or whether you still have some life left in the existing finish.

Exterior painting isn’t necessarily limited to summer.

Modern exterior coatings can be applied across a wider range of conditions than many homeowners realize. What matters is the specific product being used along with air and surface temperatures, moisture, humidity, and the forecast during application and curing.

We schedule exterior work based on those conditions rather than simply looking at the month on the calendar.

Sometimes.

Different exterior coatings have different minimum application temperatures and requirements. The surface itself also matters, not just the temperature shown on a weather app.

We choose products appropriate for the project and only apply them when conditions meet the requirements for proper application and curing.

That depends on when the rain is expected, the surface we’re painting, the coating being used, and how much drying or curing time the product requires.

We watch Pacific Northwest weather closely throughout exterior projects. If the conditions aren’t appropriate for painting, we wait rather than risk the finish.

When the surface requires it, cleaning is an important part of preparation. Dirt, mildew, chalking, and other contaminants can interfere with paint adhesion.

The exact cleaning and preparation process depends on the material and condition of your home’s exterior.

Age alone doesn’t determine whether cabinets are worth painting.
Loose, peeling, or failing paint needs to be addressed before new paint is applied.

Depending on the condition of the surface, preparation may include scraping, sanding, feathering rough edges, patching damaged areas, and priming exposed surfaces before the finish coats are applied.

Minor repairs may be addressed as part of preparing the exterior for paint, depending on the type and extent of the damage.

If we find an area that needs more significant repair, we’ll point it out and talk with you about the best approach before covering it with paint. Painting over a problem doesn’t make the problem disappear.

The timeline depends on the size and design of your home, the condition of the existing surfaces, how much preparation is required, the coating system, and the weather.

We’ll give you an expected project timeline before work begins and keep you informed if Pacific Northwest weather requires us to adjust the schedule.

Usually, you don’t need to be home while we’re working on the exterior.

We’ll discuss access, pets, gates, windows, vehicles, landscaping, and anything else we need from you before the project starts so you know exactly what to expect.

No. Under The Sun Construction uses our own employed crew rather than subcontracting painting projects to another company.

That allows us to train our team to our standards and maintain greater control over the quality of the work being done on your home.
